Careless builder
I bought a Richmond American home in Northglenn, Colorado back in July 2022. It has been nothing short of a complete nightmare.
I dont even think Im gonna be able to sell this place. The main floor has partially collapsed because of bad foundation work, and other things there are too numerous to mention What Ive concluded from this is that they dont care about the customer at all they only care about their pocketbook once you signed the papers at the title company this place is yours their warranty work doesnt mean anything its useless. Ive had probably about 15 warranty claims they come by one time and it was not fixed the issue and they said sorry thats all we can do bye and they just leave you hanging.
I have never had such a horrible experience with any kind of business. Whatever you do if you read this, you do not buy a Richmond American home youre gonna be sorry

Not happy with Richmond Homes America at all! Warranty items and outstanding items from our final walk-through a year ago are not taken care of.
They are now saying they are not fixing them and if they are, we have to do all the legwork/contact repair companies and HOA! These are outstanding items from a year ago! We have been very patient and trusting. Our dryer and microwave were both dented when we moved in and we have consistently been promised they would be fixed.
Today we were promised they would again order the parts (that we have been told have been ordered three times) but now have them shipped to us for us to contact GE to repair (maybe the fourth promise will work)! Our grading in our yard is absolutely the worst and the swale in the backyard is like a pond when it rains; we can't go in our yard for days! Our sliding glass door shattered for no reason; today we were told for the second time the door would be ordered... we will hold our breath!
Our front steps are cracked, our siding has bubbles, and seams in our ceiling.
Our bottom cabinets kept separating from the wall; we fixed that ourselves... it never ends!

I have submitted a request for ceiling/roof repair with Richmond American over one month ago as my ceiling is falling down in the master closet. It has rained inside my home on the carpet while awaiting repair.
No one from Richmond has responded to my request. I have reached out to the Contractors State Licensing Board and requested a complaint form be sent to me so that they may assist me by looking into the matter. I spoke with Carmen on 04/29/2025, and she gave me a number for Devin (209) 781-****, and she also gave me a number for Paul Orth (415) 971-****. I called both numbers.
Devin did not answer. Paul has a voicemail set up, and I did leave a message on Paul's voicemail today, 04/29/2025.

Chuck, who is our Richmond advisor said he would have the roofers come out to install some flashing to fix the leaks that are in the vents that are leaking in the master bathroom and the hallway. Im trying to get this done before youre in is March 1, 2025 and he said they were out and there was too much snow on the roof and I justbegged to differ that plus they took a picture and its not even of my house.
I have the picture I will send it to you.
I am so unsatisfied with this situation. I am thinking of calling my lawyer and getting him on this.
It is almost 2 years since we have bought our home and they have not fixed the problems that we have had!
DoI have shown pictures to the Richmond representative and they still have not fixed our problems. Everything has been rescheduled over and over!
The guys that come out never have the correct information. This has been the worst experience!

AbOn September 2022 I purchase a new home from Richmond American Homes in Deland Florida at seasons at River chase community. We noticed on April 2023 that our vinyl floors had several huge gashes on them, we called warranty they came and assessed the damage and when it was time to replace the floor we noticed a bigger issue, there was water under the vinyl planks near the back sliding door of the house.
So for the next five months my home looked like a construction zone and our quality of life was severely affected. To make matters worse when the flooring was removed we noticed that there was improper installation that occurred since the vinyl floor was completely missing visqueen in certain areas. Month after month we were told that the water intrusion will be fixed and unfortunately month after month water kept coming in, it got to the point where warranty wouldnt respond back to us for days and it almost felt as though we were bothering them. Eventually Jeff VP of construction got involved to help resolve the problem and still the water kept coming in.
At this point and till this day I feel as if my home is defective, Jeff made a lot of promises he didnt keep tarnishing your companies name in the process. It took about 6 months and a 10x16 lanai to stop the water from coming into my home. But till this day I dont feel comfortable using my whose on my sliding back door do to feer that water may still get in. At this time Tyler was no longer with your company and Ashley Bella Flores took his place.
The majority of every ticket placed on my home was literally recalled cause of the lack of communication between warranty and poor workmanship. Ashley came late to this disaster but that does not excuse her for her tardy and nonexistent responses. I have weeks of texts and calls that go without a single response from Ashley, this only adds to me and my wifes frustration with your company. To add insult to injury during the time they were building the lanai areas of my grass got damage do to the heavy traffic and in the process the construction crew left a huge piece of concrete in the middle of my yard.
We called several times to come get that stuff fixed, and that took forever to happen, however, without notice one day some guy is in my yard unannounced literally trespassing and to my wifes surprise its the sod guy. I blame that on Ashley for not communicating with us that the sod was going to be replaced, this couldve turned out bad for that guy in yard. Ashley shouldve scheduled this properly and we coul couldve showed him the small areas that we were concerned about instead the gentleman had already destroyed a huge portion of my healthy grass to replace it with hay. Me and my wife have called/texted Ashley at least 10 times without a single response to complaint about this.
To further complicate things the process of replacing the floors took so long that unfortunately the color does not match. I paid additional money for this flooring as was an upgrade and now it doesnt match, what shouldve taken place is to have the entire first floor replaced with the current shade that is available, bare minimum my money should be returned for the flooring if redoing the entire first floor wasnt an option.
Ive never had such a bad /atrocious experience in my life especially dealing with such an important investment. Something must be done to correct this!

Our home was falling apart before we even moved in. Now the foundation is crumbling.
The house is leaning. None of the doors will close without force. Richmond Homes has refused to help us. We made a horrible mistake by signing the contract in the first place.
We showed up to move in, and they were still putting the doors on the house and there was no garage door at all. The paint was incorrect. The carpet was incorrect. There were several cracks in the foundation.
The tile in the bathrooms were cracked or scratched or both. The floor was the worst. Glue all over that is still there and the floor boards don't line up. ALL OF THIS was going to be fixed in a timely manner according to their chief salesman and head liar Mark Whitten.
They lie and lie and then they lie some more.
DO NOT GET INVOLVED WITH RICHMOND HOMES. They are a trash company with trash employees and have ruined our lives.

They did not put proper drainage in front of home. Have 2 inch ice every winter. People are getting hurt
We moved in new shared home in Colorado 2 years ago. Every snow when it thaws in stays on sidewalk(not our part but HOA)and it re freezes and in the morning 2 inch ice.
His says its poor drainage from RA homes.
People are getting hurt. Ready to sue to get this fixed

Still pending resolution and the Richmond team is unresponsive and unprofessional. Never again. Do not buy from this builder.
Water leak and sewage blockage 1 week after move-in. Home was vacant for 3 months prior so builder said warranty is 30 days and theres nothing they can do about it.
Do not buy from this company. They dont stand behind their work and are extremely rude.
About 5 feet worth of rocks and dirt in the drainage pipes and builder reps blamed homeowners. No accountability!

User's recommendation: have a lawyer review contract before signing!!!!!!! many changes were required inorder to protect us but initially they told us nothing could be changed. our lawyer said do not sign this contract as it is. respond with these changes or walk away. bottom line, tghey made the changes but it was like pulling teeth to get service and warranty work done!

Issue not resolved, 10/23/22
A ruined first time home buying experience which will forever leave a bitter taste left behind. I will never recommend anyone to purchase a home from Richmond American. I have waited a long time to make any reviews but its time to air dirty laundry.
To start, the appraisal came in under cost of the home thus requiring me to obtain a separate appraisal and complete another application and loan from a different lender. I felt like at this point I was being purposely forced out so they could sell the home to someone else for more money but I moved forward.
The home closed at the end of December 2021 and I could not move in because it was uninhabitable.
Among all of cosmetic issues the water heater was not even hooked up. How the county inspector signed off on this is still a good question. I never had the second to last walkthrough noting all of the defects and instead a quick and crude walkthrough was done at the end. I later had to do my own walkthrough for deficiencies that still have not been fixed to this day in 2023.
The last foreman or superintendent (which changed during the build) removed all of my tape and only made minimal corrections to what I found.
I do have a 20 plus minute video showing what was done and not done. To make matters worse he left a half burnt cigar on my kitchen island. After putting my foot down multiple times the finally made enough corrections for me to move in (3 weeks after close).
A list still remained and I understood due to material and labor shortages it would take some time. I was and have been completely patient.
I am now on my fourth warranty coordinator. It took 6 months for me to get the correct garage doors installed. I had to take time off of work to allow the garage door company access for install. The doors were left un painted until I complained enough to have at least one of them done.
The excuse for them not painting the front door was that one of my vehicles was in the way which could have been easily covered.
In the mean time I have been fined by the HOA for the door being unpainted and Im supposed to submit a request for approval to paint it. The warranty coordinator informed me that they do not work with the HOA or will not reimburse me for the fine. Now its my responsibility to apply for forgiveness of something thats not even my fault.
The grading was off leaving a massive pool of water on the west side of the property. It took months to get that fixed.
One of the excuses: they said I had a lock on the gate which I absolutely did not. The fill dirt that was brought in was full of nasty construction debris, rocks, and trash. The next issue with it: my yard is now covered in weeds I did not have before. And after all of that the water still pools in the same spot.
My cabinet and flooring defects are still yet to be taken care of.
Some of the issues have been fixed and I dont need to mention all of them because most people have probably put them here already.
I could go on and on with this situation but I think this is enough said to give a wise person the intuition to stay away. Simply put if you want a bad experience go with Richmond, they will certainly take care of you on that point.

House is built poorly
I spent almost 2 years blood and sweat to get a home just to turn around and be so so disappointed . so many problems only the first few months .
Dish washer don't work , stove they put wood to make even with my counter , walls have no insulation inside so easy to get *** .
Toilet doesn't flush , carpet is lifting already .. The apartment that I came from was never problems like this ..

But sins than not even one item was fixed and everyone just either ignoring us or have some kind of excuses.
Trying again to get someone's attention.
So far, no luck; just many promises.
Were we all people who said to contact them if we needed anything?
We just want this house we purchased to be fixed. We paid for a new, finished house, but seven months later, not even one item is complete.
I know someone is going to say that we tried to contact them, but they did not respond, or that we made appointments, but they were not in the house.
First of all, we have jobs, and we can't take every other day off just to sit all day in a house and apartment be canceled for whatever reason, like we couldn't make it, or we don't have parts, or have to come back next time, or this item is not on my list to be fixed, need a new PO, or appointments end of a day.
Let me ask anyone who will read this email: can any of you take that many days off? Would your employer allow that? Would you be okay with losing pay for that day?
We had the house vacant, so items could be fixed. We paid rent and the mortgage at the same time.
We are losing so much money because of the unfinished house.
We were promised by the salesperson and the construction supervisor that the house would be finished before we moved in and that there may be a few small items that would need to be repaired, but that's not the case.
Who's going to reimburse us for the money we're losing for not going to work?
Who's going to clean house after every one of your vendors leaves a mess?
And if nobody cares about it, or that's all your plan, so people get tired of dealing with Richmond American homes and fix everything themselves, just tell us.
If no one can address our house issues, return our money and take this house back
