I feel like the stupidest person in America for not reading these comments before contracting with Richmond American Homes. After being shown some lovely looking homes with high end features, our family made a deposit and began planning our move to our new home, in a new city, before starting in new schools and at a new job. Exciting, but lots of change, especially for three kids anxious about moving away from friends and the home they've known for years. The excitement of a brand new home and places to explore helped ease the trepidation of moving.

It is now all a nightmare.

I won't bore you with the details of our Richmond American nightmare, but let me sum them up. Here's what to expect if you build with Richmond American:

1) Expect sales tactics that are both deceitful and coercive. Expect to hear and see wonderful things before you deposit, only to be told later that "we're really sorry but what you were promised isn't going to work out after all".

2) Expect to make a large, non-refundable deposit, only to be told multiple times after your check has been cashed that Richmond American has no intention of honoring its own commitments, even written ones. You, however, will be held to any commitments you've made.

3) Expect a lot of bait-and-switch and teaser rates. This should go without saying, but if you're new at home buying, I'm just saying it to try to help -- what you see in the model homes is NOT in price you're being quoted. Be sure you understand this BEFORE you put money on the table. Don't let them tell you: "Oh, don't worry, that'll be figured out later".

4) Expect delays, a lot of delays, and expect them to *always* be blamed on someone else (the city/county, the lender, a subcontractor, etc.) Richmond American has never, as far as I can tell, ever been at fault for anything that's gone wrong on one of their construction projects.

5) Expect to be lied to. Do not accept anything your told or verbally promised. If you really want something a person representing Richmond American tells you, get it in writing or walk away.

6) Expect to incur attorneys fees, sleepless nights, high blood pressure, and tears.

BUYER BEWARE! You have other options for builders in your area. For your own good, pick one of those. Please.

Sorry for you. My family had a near identical experience.

Once they get your Ernest money, they never ever give it back. Its in the contract, the can do no wrong.
