So over it

We went under contract in Nov 2018 and its now June 2019 and we still dont have a home. We have been strung a long through this whole process.

This is our 2nd home with R.A and the 1st time was perfect and now its been like the new home build from *** I have talked to many people at R.A and no one seems to know what is going on. They are now in the final closeout and no one has moved into their home. We have walked our house the past 3 weeks and not one thing has been done in the house and I mean nothing. 1st was told May and now no one knows what going on.

The fiance people who are R.A has our close at the end of the month and we know for a fact that is not going to happen. I am so done with this whole experience with R.A

Richmond wants us to sign a non-disclosure that would free all parties not limited too giving up our home warranty to save their butt for installing a home that is on a utility easement, has a foundation that doesn't meet structural design or rather building law as it has a 3" footing instead of the designed 8"min., and When confronted they told us see you in mediation. Once we completed mediation and lost my bonus of 4k and couldn't come to an agreement we were stuck with following our warranty contract which was to take them to court.

went to court in el paso county just to get it thrown out and get a 5k lawyer bill that was from mediation. Now when contacting the president of the company MR. Mandarich he refused to sit down with us but they did except paying us $10k in cash minus the bogus lawyer charge, just to see we would be signing away our warranty on the home and free all parties who built the house. When asked to actually work with us so we had enough money to fix the home they said we will not change anything.

Here we are a home that leaks on our bed during rain storms and a foundation that is moving for what to make these people richer. They don't stand by anything. Here attached are some photos and a copy of their non-disclosure. DO NOT DO BUSINESS WITH THEM!!!!!

PLEASE PASS THIS TO ANYONE WHO MIGHT DO BUSINESS WITH THEM.

They are predators. We have more pictures of their professionalism.

Do Not Buy a Home from Richmond Homes. Richmond has intentionally set up road blocks to prevent 3rd party inspections on their new homes.

I was hired to do a home inspection in Frederick CO on a new build and Richmond sent over a laundry list of insurance requirements and business licensing requirements.

Absolutely the most absurd list I have every seen, but I was able to supply them with everything except one thing. They are demanding that I also have a business license in the Town of Frederick. Ridiculous.

I am licensed by the Federal Government, the State of Colorado, and InterNACHI as a certified professional inspector .... My services are non taxable for local sales taxes, so there is no reason to have a business license in every city I service. Richmond is not requiring this of appraisers or realtors even though we are in the exact same category they do not require them to have a business license in Frederick, only inspectors.

They obviously have a lot to hide. Steer clear of Richmond homes as there are many other good builders who are not afraid of 3rd party inspectors.

This website says it all about Richmond with over 150 complaints.

I hired a third party inspector and Richmond tried to discredit every fault that was found during and after construction. I wouldn't advise anyone to purchase a home with them. Poor quality and service.

Worse Builder Ever

I was trying to buy a home with Richmond American Homes. during the construction of my home, there were lots of construction mistake which I brought to the attention of the onsite supper. This home builder does not cares about their costumer. the only thing this builder wants is to half *** the construction and sale the *** build to you!!!! I would never want to have anything to do with this builder!!!! STAY AWAY FROM THIS BUILDER IF YOU DON'T WANT TO DEAL WITH ALL THE BS!!!!!!!!!!!

The most horrible place to work

I was threatened daily that I would be fired unless I could motivate the subcontractors to show up and do their job

The purchasing department constantly shorted the vendors making them angry

On top of that the vendors got stiffed on payments so often the demanded payment in advance

While every other builder doubled it trippled production they couldn’t make projections

Every one in the construction department quit except for the production manager who was very secure in his position unfortunately he destroyed the business cause he was too busy being buddy buddy with all the vendors who were buying him lunch every day and taking him out to “dinner” every night

During the build process, don’t expect to have prompt communication or answers from them. It’s nearly impossible to get anyone on the phone. They have all their employees so overloaded with work that they have no time to deal with any extra concerns from customers about your home. This includes talking to managers, division President. Richmond tells you that many of your items are under warranty. Let me tell you how that has worked. For example, the roof. I was handed a brochure packet instructing me to go to a website to register for the warranty. Online it requires information about the installation that I would never know because I didn’t install it! I drove to Richmond’s office to ask for this information. What I got was the agent mansplaining to me that I should just send an email. Did I mention no one ever responds back promptly from Richmond? Can someone tell me why these details weren’t given to me upon closing? But hey, it’s just a roof. It’s not like we get wind here that might damage it. Other warranties that they didn’t give me all the details to complete: the HVAC system, the locks, the window company. Not big ticket items, right? So after my experience, please save yourself the headaches and stay away from Richmond American. If you still choose to do business with them, please get yourself a buyer’s agent who will advocate for you alone. You will need one to avoid getting completely swindled.

We built our town home last February in Maryland and we have had nothing but Plumbing issues ever since including sprinklers, leaking pipes and floods! Now we're having trouble with the drywall and paint in our basement bubbling and pulling away from the wall.

We have had workers out here almost every week for the past 3 months trying to repair this botched job, but every time they come out to fix something they create a new problem. It's never-ending, exhausting, and I am so sorry and regretful that I even built this house! I would never recommend a house build with Richmond American Homes to anyone! This is my third home I've owned, the first one I've built.

Never again! What a horrible experience this has been for me and my family!

I purchased a Richmond American Home about 4 years ago and every summer me and my family suffer from heat exaustion in this house. I have had so many technicians to come to my home and every last one of them say the ac is to small for your house. Now my home warranty will not come out anymore due to the diagnosis. I have continued to reach out to Richmond homes and I keep getting the same thing it's up to code. What you should say is that during the inspection on of your friends or cronies came out that you paid and passed the inspection. This is unbelievable.

SALES AGENT MICHELE LEE MERIDIAN IN QUEEN CREEK SHE EXPLAINED THAT 6 LOTS WERE REMAINING AND THAT A PRICE INCREASE WAS COMING IN TWO WEEKS. SO I PICKED A HOME TO BUILD AND HAD IT DRAWN ON ONE OF THE 6 LOTS THAT I WANTED. TOLD HER I WOULD BE OVER WITH A CHECK AND WANTED TO SCHEDULE A TIME TO MEET THE NEXT DAY. THAT NIGHT GOT A TEXT FROM SALES AGENT THAT WE COULD MEET THE NEXT DAY AT 4PM, BUT THE LOT THAT THEY HAD DRAWN MY HOUSE ON WAS SOLD. SHE SAID SHE HAD ONLY TWO LOTS REMAINING BUT THEY REQUIRED AN INCREASED PRICE. WAS NOT HAPPY BUT SAID I WOULD PAY THE INCREASE. MEET HER THE NEXT DAY AND SHE SAID SHE HAD 6 LOTS REMAINING BUT THE PRICE ON THE HOME I HAD DESIRED INCREASED PRIOR TO THE TWO WEEKS SHE HAD MENTIONED. WAS NOT HAPPY AND TOLD HER I THOUGHT WE HAD MADE AN ARRANGEMENT TO MEET AND BUY A HOME AND AGAIN RICHMOND AMERICAN HAD LIED TO ME, GIVEN ME MISLEADING AND CONFUSING INFORMATION. SHE REALIZED THESE ISSUES AND SPOKE WITH HER VICE PRESIDENT OF SALES NAD HE BASICALLY TOLD HER TO TELL ME TO BAD. THESE PEOPLE ARE NOT ETHICAL, ARE LIARS AND MISLEAD YOU TRYING TO GET YOU TO PAY MORE. DO NOT TRUST THEM, THE SALES AGENTS ARE TERRIBLE............. Think twice people. Unless you have a 800 score and are young and healthy these liars will play every game in the book. I watched them sit and lie to a disabled vet with cancer. They screwed up his loan by lies and misrepresentation. So the head of sales has a meeting with the guy saying we will wait till things are fixed blah blah. The conversation was taped on a cell phone. Said the home was off the market. Well it’s not. Never was. They let people track thru the home and make a mess. The guy has a great score. Va loan. But they want more money for the house. Liars.

First off the sales guy acted like a used car salesman for about 75% of the time we interacted with him either in person or on the phone. We should have known from the start not to move forward with contracting to build a new house with Richmond from the experience with the sales guy but instead we wrote it off as sales guys will be sales guys.

We SHOULD HAVE listened to our gut. Everything seemed to start off ok at first and even as the home was being constructed. I'll spare the little buying nuances associated with new home construction as almost any and everything you want in the house that you think should just be a given is an "upgrade" that they charge you for like A/C. So *** but there were a ton of things like that so buyer be ware with new construction - it's going to cost a lot more than you think.

Anyway, the real bad issues came at the end. First, our initial walk through was scheduled 1 week prior to the closing date. We were completely rushed through the whole thing by Aris, the "manager" supposedly, who was getting a noticeable attitude with us as we pointed out things that needed to be addressed. He seemed like he just wanted us to come in an get out so they wouldn't have to fix anything.

Which, if things are wrong with the home or need work then they SHOULD BE FIXED and pointed out to the home buyer. Why would Richmond or any builder want to deliver a poorly constructed product to their "customers" aka home buyers??? So, b/c we were rushed I completely missed a big crack under our master bath sink cabinets on the side - about 8-9 inches long - that from standing you can't really tell it's there but once you bend down to put things away it jumps out at you. I read other reviews during this process that said "do your walk through like you live in the home.

open things, put things away, etc." I thought we did a decent job of that but again, we were being rushed and I regret not telling Aris to hold off, we are going to take our time and do this our way. I mean, I spent a lot of money on this "new" house but in the end I regrettably let the construction guy rush me and missed things, sigh. We missed many more things that we have only noticed now after settling in after a few weeks. Things like caulking not completed around door frames and base boards, paint spots on walls, tile grout stuck to the tile and not where grout should be, screws not securing ventilation grates, closet doors not sliding open (note: make sure ALL of your doors and windows open, close, and secure properly), master bath sink light installed crooked, etc.

Also, things not completed that Aris said he would have done while were were closing (this is second walk through by the way, day of closing) kitchen sliding drawer slide wouldn't stay in place so the drawer will slide out and not back in, a lightbulb for our master bath over the sink light, grout clean up from a tile they had to fix that they didn't fix until an HOUR BEFORE FINAL WALK THROUGH, stuck on grout on tile, paint/drywall touch up in side and outside of house. Then, we had a plumbing issue day 4 after move in with our floor drain in the mechanical room backing up b/c they left a test plug in the drain and didn't remove it. So with the A/C going all June and July while they did the inside of the house it just filled up with water run off and then overflowed in to my mechanical room and dripped pools of water in to the crawl space below the house - this is Saturday at 9:00pm by the way when we found this out. THEN the warranty company says they don't want to reimburse the $136 plumber charge to come fix it afterhours on the weekend b/c we should have give them a chance to fix the issue even though their "emergency after hours line" says "leave a message and we will get back to you on the next BUSINESS day" - again, this is water pooling out on a Saturday evening.

I don't have the luxury to wait until Monday for you to get back to me then get someone out here maybe day of or perhaps Tuesday causing even MORE issues to pile up costing even more money on MY NEW HOUSE!! Needless to say we are going to take the warranty company to arbitration over $136, but that's my money and they should be reimbursing me b/c it was their mistake, NOT mine. They messed up but won't make it right. SMH.

Basically we feel that Richmond American Homes just wants to throw houses up and make their money while setting up a bootleg "warranty company" in between them and you that will never help the home buyer when something goes wrong b/c of them. If you are going to buy a new build, be aware of the issues upfront and don't let them push you or rush you or you WILL regret it later. I am and I shouldn't be.

I wish I could get my money back or SOME money back for these issues as even if they did come to fix issues you have to *** of work to get let these people in to fix it and they won't all come the same day so you are inconvenience and out of your much needed vacation days at work. Truly experiences like this are where BUYER BEWARE came from.

Horrible Experience

First the good: most of the Richmond staff members were a pleasure to work with.  Our sales associate was great and the folks at the design center were both friendly and helpful.    Now for the long list of the bad: dealing with the build super and assistant super was a nightmare.  It was quickly clear neither of them were interested in overseeing a quality product.  We had a long list of issues; some of which were pretty bad.  My wife and I have spent countless hours and quite a bit of money over the last six months fixing the items on our list.  Some of our issues still aren’t fixed and I believe the remaining items will be quite costly.  My biggest problem wasn’t really the list of items that needed fixing (let’s face it, new homes always need some tweaking) – it was more about how Richmond handled it.  They simply do NOT respond to warranty requests.  I went as far as contacting the warranty manager, then the regional or state (Nevada) manger.  I finally received a response from the regional manager (note this took months) and he assured me everything would be fixed.  I thought we were finally on the right track.  The trades either a) did not show up or b) when they did said ‘we don’t have the right parts so you’ll have to submit a new warranty ticket’.  I tried to contact the regional manager several times after these items were not fixed and still haven’t received a response.  I even contacted Richmond’s corporate office in Denver…you guessed it: no response.  We filed a complaint with the BBB and Richmond flat out lied in their response.  The BBB informed us Richmond’s stated they’d fixed everything.  To top it off Richmond, according to our contract, is supposed to call us at the 3 and 6 month mark to check on the home.  Again you guessed it: no calls to date.  It’s clear to me that Richmond only cares about throwing tract homes up as fast as they can with no regard to quality.  It’s also very clear they could care less about their customers.
