Richmond american homes they are the worst ones

i went to buy a home with richmond america and one day i went to sign on papers in the middle the sales person he changed and increased the rate of the house , even after that we agreed and went ahead and signed on papers . after 5 days he called us back and said we have more things in home so u have to pay more. we r pissed off and even wanted to sign on papers but he forcibly sent us out. we signed on papers and didnt get home i am a first time home buyer. im pissed is there anyone i can talk to ?

This sounds like there is a major language barrier and communication issue. Not sure who's at fault for the lack of understanding in regards to the contract and terms.

Richmond American Lemon House

Nov 2007, moved in new house, Nov 2008 Richmond fixed ceiling crack through the center of the whole house. Ceiling crack goes out onto the outside porch. Nov 2009 till present house has been cracking totally all over and getting worse. Arches cracked, all window seals cracks in the corners 1 foot long and 1/4" wide. Cracks going up to the ceiling from all the windows also. Doors won't close (shaved off door once already to shut). All the cracks are on the outside of the house are the stucco really bad. The top outside corners are crushing and they say the outside walls are raising up. Do to water around the house. No sprinkler system and no water. It a tension slab and is not suppose to do this. One of my informents stated the slab is to tight. I also heard a cable breck in the slab, it sounded like a gun at 2:30AM in the morning. The house makes noises all night long. I thought it was haunted. Till i had talked to my neighbors across the road. Come to find out we have 5 houses here in Casa Grande, AZ doing the same thing. Richmond American stated it do to nature. I'm glad i have house insurance. When it falls they will have to build me a new one. NOT!! The foundation is not covered either. I guess this is what this world is coming to. A blame game. Maybe this will get out their. So they will come back and fix our issues. Thanks

Richmond American Homes "Bait & Switch" Techniques

Last year we went looking for a new home and looked at Richmond American Homes in Meridian Estates, Colorado. This was to be our 4th Richmond American Home.

The sales person, Mario Fagnolia told us that on a contingent contract we would only risk 550.00 and not to worry about the contract language. Because of the past business relationship with Richmond American homes, I was too trusting. Don't believe it.

They did not pre-start construction and the shiesters still kept 1,500.00 after a good faith sales attempt on my part. Beware, Mario Fagnolia and Lisa Weibelhaus and their "list assist" realtors.

I hear ya. I hate home builders.

I learned the hard way. I was too trusting also. The bait & switch is all too common and the builder thinks they are so damned smart.

Once they get your hard-earned money, they do whatEVER they want and cut corners, substitute *** for the way things appeared in the model. It is absolutely infuriating and I hope they all go to ***.

DO NOT BUY A RICHMOND AMERICAN HOME!!

My husband and I looked at a Richmond American Home in Arizona that was listed on the MLS for $253,405, which we would were willing to pay. When our realtor spoke with the salesperson, we were told the price of the home was $267,139. When our realtor pointed out the MLS displayed the price as $253,405, someone from the organization when into the MLS and changed the price to $267,139. My realtor spoke with one of the managers at Richmond and pointed out the fact that she sat in her office and show the price change, on her computer screen, after bringing it to the attention of their salesperson. My realtor stated the Richmond American should honor the price that was listed on the MLS which they absolutely refused to do. After several conversations with Richmond American, they stated we could purchase the house for $259,500 because of all of the upgrades that went into the house. Richmond American does not seem like an organization that puts morals and ethics as high priority values and they are not an organization that I would do busy with. An ethical organization would have owned up to the mistake and agreed to sell us the house at the price that it was listed at and not try to be sneaky and change the price (like we would not have seen it). Shame on you Richmond American!!

This is standard practice for Richmond American. This is nothing compared to after you close escrow. To anyone considering this builder, watch out and consider all your options before getting involved with this company.

Errors and mistakes in pricing happens, it's part of any sales industry. You are also the person that expects Walmart or any large retailer to sell you something for $99.99 because they misprinted an add that was supposed to be $999.99.

Facts of life, errors happen and company aren't going to take major loses because of them. Stop trying to capitalize on human errors to benefit yourself.

They disclosed to you prior to you buying the home there was an error so there was nothing done unethically. Even more, they went ahead and tried to give you a discount because of the error, which no company is required to do.

Do you know what MLS is or ever purchased property or how it is used by realtors? If so, you would know that what this builder is doing is not ethical?

Obviously the price your agent saw in MLS was the base price. Just like new cars, new houses have many available options and upgrades.

Would you really expect a Chevrolet dealer to sell you a new car with options at the advertised base price. I think not.

Richmond Am Strikes Out with 3rd Flood in $2 million home

For a long time we overlooked Richmond America's poor workmanship: broken shower heads, warped walls, cheap cabinets, fogged windows, broken crank cases throughout. Paying $2 mil 10 years ago, you can grumble, but not enough to post. Then three years ago a water line busted upstairs, flooded the downstairs, too. Can happen--we figured.. Three months later, another water line, busted downstairs in the wall. This time, when the clean up crew came, they knew just what to do because they'd done similar repairs on Richmond Am homes nearby, same thing, same place. Twice: it couldn't happen again! Wrong. Yesterday, another pipe burst. This time the wood floor is shot. As I write this the dry wall has been torn to of two downstairs rooms, the blowers are going full blast. I'm waiting for the estimator. My husband's family has had the same insurance company for 53 years. Until we moved to this Richmond American home, no complaints. Now, we've got 3 in 3 years. Cheap copper plumbing, is the word from the wooers.

Richmond American Homes appears unwilling to keep their word and honor warranty

My wife and I purchased a new home from Richmond American in Meridian Village, Parker, CO, in October, 2010. During the pre-purchase walk through of the house, we pointed out to the quality care rep and broker accompanying us that there were issues with the hardwood floor that had been installed in about 2/3rds of the 1st floor(e.g., cracks, gaps between boards, chips in boards, tears on ends of boards, etc.) The quality rep and broker agreed there were issues. The rep also wrote up a report indicating our request the floor be fixed and promised the problem would be resolved. For the next almost 9 months, despite repeated attempts to get the floor fixed (aka, our opinion it needs to be replaced since it was defective even in the eyes of the builder reps prior to our buying the house) no luck. All we get are requests by various Richmond American reps to see the floor (a total of 7 individuals to this point.) And their consistent response is, "Oh, these issues you have with the floor are due to a lack of proper humidity in the house. Since you are the homeowner, and thus responsible for the humidity, this is your issue, not a builder or floor installation issue." We are incredulous. The floor was screwed up PRIOR TO OUR BUYING THE HOUSE. The builder's own people agreed and wrote up the problem that way. But, whoa, Nellie. When it comes to fixing the floor properly, no dice. Builder's best offer is to " replace those boards that are in the worst shape...about 30." CAUTION based on our experience - anyone looking to purchase a new home from Richmond American, be sure you get the house complete and to your 100% satisfaction BEFORE YOU CLOSE. Otherwise, you may find yourself in the same boat we are in - we were urged to close by the builder's people (oh we'll take care of all these issues) and now they are attempting to blame us and not fix serious problems that existed in a new house BEFORE we even bought it.

My wife and I also purchased a home from Richmond American Homes in the Meridian Village subdivision. We had four (4) pages of items needing repair from our walk-through!

If your floor issue was documented during your walk-through, then Richmond is bound by law to fix it. Unfortunately, they often have to be forced to hold up their part of the agreement. It took us three years to get drainage issues resolved, and only after getting the county involved. You have to continue to call them and become a "squeaky wheel" to get them to do anything, as Richmond likes to "wash their hands" of issues after you sign on the dotted line.

Construction of these homes is also sub-par.

I could show you poor workmanship all through this house. We will NEVER buy another home from Richmond American Homes, and I tell everyone who wants to listen this same thing!

You have rights! Review this bill passed by Governor Ritter in 2007 against unscrupulous builders.

Call the State of Colorado Attorney General's Office and they will give you guidance on how to proceed with you arbitration. Call Richmond VP of Construction and send a certified letter requesting an onsite visit to review your construction warranty concerns. I did, we requested the officer's of the corporation, sponsors and investors attend a homeowners forum and they all met with each homeowner and visited their home to address the poor home quality.

My home was completely torn out inside and redone "twice" unfortunately...followed by neighbors who are also had their homes completely redone. You have rights!

Richmond American Homes - Poor Construction, no help!

We bought a Richmond American home in December 03, in Maryland. The roof was installed in November and we have lost shingles every year since it was installed. They patched and repaired the damage during the first year, but as soon as that past, they no longer respond to email or phone calls. Despite the fact that this was a defect from the beginning, they are saying the warranty is over and they can't help. Also, they refused to tyvek or house wrap at all. We even asked to pay the uptick in price, but they outright refused. Now, we feel every breeze coming through the outlets. We recently had a repair company come out and look at some of the major issues. We were informed that we are supposed to have an R30 insulation in the attic and we might have an R7. Our front door has leaked since day 1 and again was replaced by RA during the first year. It continues to leak to the point that we are now going to have to spend the money to replace the entire entry, including sidelights, foyer floor, door, and trim due to poor install. We selected to upgrade the carpet pad as well. When we pulled up the carpet a couple of years back, we found they installed the base carpet pad. Richmond does not care for their consumers. They are only interested in throwing up houses as fast as possible and getting out of dodge. Do not buy an RA home, whatever you do!!

Phoenix home

my mom bought a richmond home in the phoenix area and have had nothing but pleasure with the purchase.. sure there have been defects, but richmond addressed them and we are very happy... there are honestly only a few defects that we did not address but do bother me.. the door handle on the french door is backwards becuase of custom shutters, the drawers in the kitchen to not match because they were from a different cabinet maker, and the line under the sidewalk for irrigation was not properly completed with the addition of the 3rd garage we opted for.. minor considering the whole thing I think....

RA Will Not Release Plumbing Plans To Homeowner

I bought a Richmond American home built on or about 2006. I am the second owner, buying in 2009.

I want to install a water softener, like many here in the Las Vegas area because of the hard water. Since no "loop" was installed, I need to know where to tap into the water line so I don't end up watering my landscape with the soft water (the salt will kill the plants). I contacted RA and they suggested contacting the plumbing contractor (out of business) and getting the plans from the county building dept. The building department confirmed that they have the plans but will not release any plans with out a letter of authorization from RA.

The local RA office in Las Vegas refuses to cooperate.

I just need to know where the water comes into the home. Consumers should be aware of the lack of cooperation by RA, of which I feel is for a legitimate reason.

I should have updated this post as the builder has released the plans after a letter was drafted to the Corporate Office. It's interesting how that can sometimes change things.

While a pain, this is typical of many builders. Have you told RA the reason and created a draft letter for them to sign? This may helpt them cooperate.

Lied To

Bought my first new home in Loretto Bay, Bella Lago, Henderson, Nevada. I have occupied my home for 3 1/2 months & the problems continue. Nightmare!! found out after buying my new home that, all my neighbors had landscaping included with the purchase. Now I find out, that on the new street under construction this is also included. I will be fined monthly for not doing mine! I'm a cancer pt & I am upside down in medical bills & was astonished that my home is 1 of 4 Not offered this. Then I find out that the neighborhood, which is new, will not be finished due to "low sales!" I only bought here because I assumed my son would have some neighbors with kids to play with. Now, my neighborhood is half desert & I'm paying HOA fees to keep up the grounds that dont exist There are approximately 24 homes in the community built by Richmond American & approximately 140 dirt lots. If I would have known there was a possibility of them not completing the neighborhood, I never would have purchased this house. I have had so many builder & "design center" issues that I have missed multiple days of work waiting for the(8-12 & 12-5) workers to come see, estimate & replace items, that I could have made a mortgage payment. I'm so unhappy & upset that I struggled through my illness to be able to purchase this home for my son & myself, only to find that I was cheated out of my yard, out of neighbors & out of a community

Always a sad story with illness. With that being said if you're contract didn't include landscaping that doesn't make RA a bad builder.

Not all agreements are equal in the home industry.

No builder can ever guarantee the build out of a community, it's a BUSINESS. They may have had full intentions to build, but if the sales aren't there to support the BUSINESS, it goes out of business.

This happens often in the industry and eventually a new builder will pick up and finish the plat when the financing of it makes sense. The fact is, it happens far less with larger builders like RA than private local area builders.

I live in the next community and I diffitly would not recommend any of my family or friends to even consider buying a home from them. My neice was considering buying a home in there, but after hearing your story no way will that happen.

Dear Laniedawn, I'm sorry to hear of your troubles. I viewed a home for sale in Bella Lago just today.

The development grand opening was in 2006, yet I'm concerned with how unfinished the projevt appears. As a homeowner there, paying monthly dues and maintenance costs, are you and your neighbors demanding/receving regularly issued status reports on the development and completion of the project? I'd like to know what's going on.

Worst Builder Ever!!!!!!!!!!!!!!!!!!!

There are cracks in the interior walls and outside stucco, sidewalks, driveway, foundation. No insulation in attic areas. Improperly installed showers. Chinese made plumbing connectors that do not meet US standards that will corrode and fail. They will lie to you and will not come out to even look at your problems. They will also tell you that the 2 year warranty applies when in fact they are liable for defects in AZ fo 8 years!!! There is a lawsuit against them in our subdivision. Contact a construction defects attorney. That is the only way you will get your problems addressed. Most attorneys will take your case on a contingent basis.

Richmond American Homes Not Good!

Husband & I purchased a Richmond American Home that was a nightmare! They claim that any issues that arise will be fixed within the warrenty time per closing contract. They never honored the contract, they were upset when we called to schedule work that needed to be done. They house had water coming in the windows, leaky doorways, crackes in the walls & ceiling and so much more then you can imagine for a brand new home! After trying to make our first brand new home our dream house we thought it would be and getting no help from Richmond American Homes we joined a class action lawsuit against them with 52 other home owners in our area. Be careful, they are smooth talkers, homes look great until you really look at them or licve in them. Most of all they do not stand behind the shody workmenship of the home!

Richmond American homes no QUALITY.Newly built home in a years time multiple repairs.

Richmond american homes doesnt build QUALITY homes,they just build to earn big money from consumers.Newly built home in a year master shower glass walls leaking,toilet in the masters bedroom leaks thru the ceiling in the family room,they try to cover up crack granite so it doesnt show,they mask so it doesnt show on the day your walk thru as months pass by the crack shows,and they only offer cosmetic repair.I paid an upgrade for granite counter top which is supposed to be sturdy what what did they give me,no quality at all.A kitchen sink thats leaking as well,I am not even using my kitchen that much,everything is falling apart in a years time. They just want their money but they dont care about the consumers whose paying a lot of money to have a nice quality home but what you get from them is poor quality overall.They will tell you that they respond right away to service request but they will do minimal work what they want to do with your complaint but not the right repair or replacement of poor quality they sell to you.Dont buy homes from richmond initally you thought they have nice homes but after you agree in buying theirs homes sucks!Very poor quality.

I'd notified for repairs a week after moving into a new home sold by Richmond American Homes. As you can see the list, this is how Richmond builds home. DO NOT BUY HOME FROM RICHMOND. THE BUILDER SUCKS.

Move in date: 9 July 2012

Notified Builder: 16 Jul 2012

1. Improper toilet connection

2. Cabinet/Oven Range installation not same as model/no notification of changes

3. Shelves, entertainment center not as ordered

4. Garage door opener installation: wiring, switch placement, and no

Light bulb (Repaired), but created holes on the ceiling, needs repair.

5. Cracking/Splitting hardwood floor

6. Lighting cover

7. Broken PVC and open wiring on the front lawn

8. Door stopper in wrong place

9. Touch-up paint, on railing and doors, promised but done

10. Separating roof shingles

11. Laundry room water connection (Housing) not installed properly

12. Air vent above master bath cut and mounted same as toilet (Bad Connection

13. above cabinet lighting not in the wall (Exposed) 24 Aug.

Items have been repaired

1. Key does not work, dented door *** door *** missing screw

Richmond Homes irresponsible for damage

Richmond Homes damaged our house. A Richmond Homes delivery truck did a hit and run on my neighbor hood block. The truch struck a power line pole, knocked the pole down took out electricity and telephone for two blocks in my meighbor hood. When the pole was knocked down the power cables attached to my house were pulled off causing $600 dollars of damages. When confronted with the incident Richmond homes denied having a delivery truck that day. Please do not buy from Richmond as I believe their building ethhich fall way below standards, not to mention the pool construction.

Richmond American homes does not own any service vehicles. They hire subcontractors like all other builders so there is no way of them tracking who may have been "in the area" unless there was scheduled work to be completed on a home they were building.

SOOOO DISGUSTED!!!!!!

I have been brought to TEARS. I am completely upset beyond belief it is exactly 103 Degrees today here in Pearland Texas.

My AC unit on the first level of my RICHMOND AMERICAN Home has completely failed on me Leaking and Compressor gone bad.Not too mention the bricks on Back Porch are falling off. This is my first home EVER I am almost @ my 5 year anniversary with my home, how does a A/C unit shut down that fast.I have no contacts here in Texas.Due to fact Richmond American has moved out of my region, So I called the Arizona office. One would think pray that A Richmond American representative would treat you as their personal customer whether they closed the deal or not. Well that is not my case I did receive a call back from Craig Horey(MGR)(hopefully correct spelling of last name.)He made a point to tell me that he doesnt really have to speak to me because that is not his area.

He did instruct me too find the name of the manufacture of the A/C unit and look up the # in the Yellow pages WOW!!! In regard to my bricks well find the papers provided to u upon closing and call them.

RICHMOND AMERICAN You have left a SOUR taste in my mouth.Hopefully someone whom can make a difference in Customer Relations will read this blog. FEEL FREE TO CONTACT ME jscott_cota@***.com

Yes, am complied understand our point. We star to build own new home with Richmond American and we have so many and many problems already...And the Customer Relations is nonexistent and also very bad.

Now, we not sure about this purchase we not leaving there and I want to get out.

The President of this Company need some time to read everything about all complaint the costumer but I don't thing they can do that.. :( :( :sigh
